Mold Inspection vs Mold Testing: What's the Difference?
These two terms get used interchangeably, but they answer different questions. An inspection finds the source. Testing quantifies the spore counts. Most Lexington homeowners only need one of the two.
Mold inspection: finding the source
A proper inspection uses moisture meters, thermal imaging, and a borescope to trace water intrusion, identify visible growth, and scope the work. This is what insurance adjusters and remediation contractors actually use to write the job.
Mold testing: counting spores
Testing draws air samples (and sometimes tape lifts) and sends them to a lab. The result is a list of genera and spore counts compared to an outdoor baseline. Useful for clearance after remediation, for hidden growth no one can see yet, and for landlord-tenant or real estate disputes.
When you actually need testing
If you can already see and smell mold, testing is usually wasted money: the answer will be 'yes, there is mold.' If you are buying a home, recovering from a remediation project, or trying to document a tenant complaint, testing has real value.
