Signs of Black Mold in Your Home (and When to Call a Pro)
Not every black spot on drywall is Stachybotrys, but in Lexington's humid summers, real black mold is more common than people realize, especially in basements, around HVAC condensate lines, and behind washer hookups. Here is how to tell what you are looking at and when it crosses the line into a job for licensed remediators.
What black mold actually looks like
Stachybotrys chartarum is dark green to black, often with a slimy or wet sheen on chronically damp drywall, wallpaper, or cellulose ceiling tile. It is not the chalky black smudge on a shower grout line, which is usually Cladosporium or Aspergillus and far less concerning.
Health symptoms to watch for
Sustained exposure can cause persistent cough, sinus congestion, headaches, and worsening asthma. Children, elderly residents, and anyone immunocompromised are most at risk. If symptoms improve when you leave the house, indoor mold is a strong suspect.
When you can clean it yourself
EPA guidance says you can DIY mold cleanup if the affected area is under 10 square feet, the source of moisture is fixed, and the material is non-porous (tile, metal, glass). Anything larger, on drywall, or anywhere you cannot find the moisture source needs a professional.
What professional remediation looks like
We contain the work area with poly sheeting and negative air pressure, run HEPA filtration, remove contaminated porous materials, HEPA-vacuum and treat surrounding framing, then clear with a post-remediation verification test. The goal is not just to remove visible mold but to prove the spore count is back to normal background levels.
